What to Look For When Searching for Homes

The Roof

It may be hard to assess the condition of a home’s roof prior to having an inspection done, but if it looks a little worse for wear when you tour with us, it’s probably best to keep in mind that the roof could be an added expense. The average lifespan for a roof is between 15 and 30 years. How long it actually lasts depends on a number of factors, but the last thing you want after buying a home is to have to get a new roof installed a year into living in it.

The Furnace

Needless to say, the furnace is a big thing to take a close look at. After all, the last thing you want is for a dated unit to stop working on the hottest day of the summer or the coldest day of winter. Once again, an inspector can shed some more light on what the remaining lifespan of the furnace can look like, but if it looks old, it might be on its way out.

The Hot Water Heater

Broken hot water heaters can cause problems for a number of reasons. For one, no one wants to take a cold shower. For another, if a water heater suddenly goes out and ends up emptying several gallons of water on the floor of the basement, it can require a lot of clean up — in addition to potentially damaging whatever you have stored down there.
