In an effort to relieve the stress of ownership, we provide our owners a degree of separation from the tenants, contractors, and maintenance personnel. We find and vet prospective tenants, handle all maintenance calls, (no more midnight calls about a plugged toilet, etc..) and coordinate any necessary repairs or improvements. We also track all of the costs associated with ownership and provide end-of-year accounting (1099’s, profit-loss and cash-flow statements), consolidating everything you need to bring to the accountant into a neat package.

Real estate inherently appreciates, but deferred maintenance can depreciate a property far quicker. LPMG is a firm believer in the adage “a stitch in time saves nine”. We have streamlined the process for tenants to report ANY issue with the property, because fixing a leaking p-trap is much easier and cheaper than replacing a cabinet, and sub-flooring, and the roof of the basement apartment… you get the point.

This ties in directly with decreasing the cost of ownership. In addition to preventative maintenance, we also have working relationships with several vendors in town which has allowed us to cut costs on plumbing and HVAC costs. In addition, we have a sister maintenance company that is available to owners if they choose to use them which can handle most facets of construction.
